Dissemination of the detailed Physical Development Plan -PDP 2019-2040
In its bid to streamline development in the area the Municipal Physical Planning department has embarked on a journey of displaying the Detailed Physical Development plan cell by cell in the selected areas of the municipality. The exercise which started at Kijjabijo has so far moved for a full week & has got areas such as Kijabijjo A, B, C, Kitukutwe & Nakwero covered in the first week.
According to The Municipal Senior Physical Planner Geoffrey Kato, the dissemination is aiming at sensitizing the community about the Municipal Master Physical Development Plan 2019-2040 which was approved at the Nation level & is to be followed in guiding development in the area.
Kato said that the area of Kira Division according to the plan is meant specifically for residential with social services & only light industries.
Regarding building plan approval he said that the manual plans have been phased out following the introduction of the Building Industry Management System where everything is done online saving clients from physical movements to follow on the progress of their plans.
"We have been having challenges of unfaithful architects & who have been getting paid by their clients to work on the building plans & end up failing to deliver promptly & unfortunately shift the blame onto the Municipal that it has delayed to approve the plan. With this new system anyone with the details of the plan can just go online & view the level at which his plan is without a hustle"
Angel Enid Nakimera the Physical planner said that unlike before where the client was supposed to attach a copy of land title on the plan to be approved these days even a current survey report is also a must to avoid the challenges of people building in road areas/reserves.
'we have been asking clients to attach their land title copies but later discovered that some people have titles which on ground have road passages & these are the people who build to ensure that they utilize all the land as shown on the title yet on the ground they are blocking roads affecting the development in the area. We have much faith that with attachments of recent survey report such cases will be addressed". Said Nakimera.
Engaging local leaders, Architects, Engineers, land developers & property owners the training is looking at property numbering & road/Street naming for easy directions & location.
Kato said that the due process was followed before approving the PDP and different stakeholders were engaged at different level
The exercise is still going on to cover the areas of Najjera, Kungu, Buwaate, Mbalwa-Nabwoojo, Jjanda-Bulooli, Kyaliwajjala, Kamuli, Naalya, Kito, Mulawa- Bulindo, Nsasa others.
